  • For buffer yard modifications/waivers, information shall also include an exhibit illustrating the extent and location of the required buffer yards overlaid on the proposed plan, a calculation of the square footage reduction, and a calculation of the difference in number and type of plant materials.

  • Special exception abandonment period2 years

    If a special exception or minor special exception use is discontinued, vacant or inactive for any reason for a continuous period of two (2) years or more, the special exception or minor special exception approval shall lapse.

  • Special exception lapse period5 years

    A special exception or minor special exception approval shall lapse and be of no further effect five (5) years from the date on which the approval by the Town Council was granted, unless a zoning permit has been issued for the use within such five (5) year period.

  • Traffic study threshold (peak hour trips)100 vph

    A traffic study will be required for all applications where the proposed land use is adjacent to a road that currently or is proposed to carry 100 or more peak hour vehicle trips per day.

    A traffic study will be required for all applications where the proposed land use is adjacent to a road that currently carries or is proposed to carry more than 500 vehicle trips per day (VPD).
