• Align access points across street

  Vehicular ingress and egress shall align with access points located across the street, whenever possible.

• Building entrance features

  Large commercial buildings shall have clearly defined, highly visible customer entrances featuring no less than three of the following: canopies, overhangs, recesses, arcades, raised corniced parapets, peaked roof forms, arches, outdoor patios, display windows, architectural detail, or integral planters.

• Building massing articulation

  Large commercial buildings shall incorporate two or more design elements on each façade visible from a street: changes in wall plane, distinct changes in texture/color, variations in roof form, glazing of 40% of at least two elevations, vertical accents, or side walls exceeding 30 ft with articulation.

• Curbside pickup compliance

  Commercial uses that include curbside pickup shall comply with the standards in Sec. 40.2-301(E)(7) Curbside Pickup Area Parking Requirements.

• Drive-through compliance

  Commercial uses that include a drive-through shall comply with the standards in Sec. 40.2-302 Vehicular Stacking, Circulation, and Loading.

• Valet parking compliance

  Commercial uses that include valet parking shall comply with the standards in Sec. 40.2-301(F)(5) Valet Parking.

• Internal street network connection

  The internal network of streets shall connect to adjacent existing streets to better integrate the development with its context.

• Consistent façade articulation

  Outbuildings within the same development shall include a consistent level of façade articulation on façades facing public streets, a gathering space, or parking lots.

• Consolidate driveways

  Driveways shall be consolidated in order to reduce curb cuts, where possible.

• Coordinate with transit facilities

  Site design, including entrances and parking lots, shall be coordinated with the location of existing and planned transit facilities.

• Corner lot glazing alternatives

  On corner lots, other building façades that face a public street shall be designed with one or more of the following: glazing, recessed wall elements, mural, or alternative wall design approved by Zoning Administrator.

• Minimum glazing on front façade40 pct

  the front façade of buildings shall provide glazing for at least 40 percent of the ground floor façade area between two feet above grade to eight feet above grade towards the street that the front façade faces.

• Outbuildings frame corners

  Outbuildings shall frame the corner of an adjacent street intersection or entry point to the development.

• Parapet walls for flat roofs

  When flat roofs are used, parapet walls with three dimensional cornice treatments shall be used to conceal roof-mounted equipment.

• Principal façade orientation

  The principal façades shall face a public street serving the development to the greatest extent possible.

• Screen outdoor storage and loading

  Outdoor storage, trash collection, and loading areas shall be integrated with the overall design of the building, or be screened in accordance with the standards in Sec. 40.2-304 Landscaping and Screening

• Screen rooftop equipment

  All rooftop equipment shall be screened from all off-street views.

• Shopping cart storage secured

  Exterior shopping cart storage areas shall be secured to the ground.

• Two most significant frontages

  Be provided along the full length of building façades with an entryway or facing off-street parking areas.

• Pedestrian walkways connect buildings

  Pedestrian walkways shall connect all buildings within a multi-building development with the public sidewalk.

  Large waste receptacles and refuse collection areas shall not be located within front or corner side yards.
