- Building coverage definition
Building coverage includes building footprint, attached porches, accessory structures, decks, balconies. Does not include driveways, streets, sidewalks, outdoor storage, impervious surfaces.
- Density rounding
Fractional unit equal to or greater than 0.6 rounded up; less than 0.6 rounded down.
- Flag lot requirements
Flag lot access strip min 16 feet for residential, 50 feet for nonresidential. Flagpole not included in lot area. All setbacks meet front setback requirements.
- Flood zone heightMaximum heightThe tallest a building may be, given in feet, in storeys, or both — whichever binds first. allowance
If structure required to be elevated for flood protection, maximum height increased by amount required.
- Exceptions to heightMaximum heightThe tallest a building may be, given in feet, in storeys, or both — whichever binds first. maximums
Height limits do not apply to parapets, chimneys, church spires, etc., provided appurtenance does not extend more than 25 feet above max height, does not exceed 200 feet above grade, not for additional floor area, and complies with screening.
- Building heightMaximum heightThe tallest a building may be, given in feet, in storeys, or both — whichever binds first. measurement
Height measured from established grade at corner of front of building to highest point of roof surface, deck line of mansard, or mean height between eaves and ridge.
- Lot size exclusions
Public rights-of-ways and areas below the mean high-water mark are not to be included in calculating lot size, except where specifically allowed.
If side lot lines are parallel, lot width is distance between side lines measured perpendicularly at minimum required front yard setback. If not parallel, length of line at right angles to axis at point equal to required front setback.
- Parking structure heightMaximum heightThe tallest a building may be, given in feet, in storeys, or both — whichever binds first. allowance
If building built on top of parking structure, height of parking structure not counted toward max height.
For single-family detached dwellings, front yard setbacks may be averaged with adjacent residences. Side yard may be averaged but no less than five feet. Rear yard setbacks shall not be modified.
- Sight triangle and corner visibility
Corner lots shall limit fence or wall height to max 3 feet above grade, and other obstructions between 3 and 10 feet. Triangle created by 30 feet from corner on each lot line.
- Allowable yardYardThe open space left between a building and its lot line — the space a setback creates. encroachments
Driveways, walkways, patios, stairs, paved areas less than 36 inches above grade may encroach. Stairs, chimneys, etc. with height exceeding three feet may encroach up to three feet. Front porches up to six feet. Carports up to 18 feet.
- Zero side lot line for townhousesTownhouseA single-family home sharing side walls with its neighbours, each on its own lot.
For townhouse dwellings, one side yard may be reduced to zero provided remaining side yard equals or exceeds sum of both required, at least ten feet open for access, and suitable.
From the ordinance
Provides explanations of how to make determinations and measurements for standards within this Ordinance and provides dimensional standards for development in each zoning district. Includes lot size, lot width, setback averaging, zero side lot line, yard encroachments, sight triangle, building coverage, density, height, flag lots.
