1.02.A

The regulations and restrictions in this Zoning Ordinance apply to all structures, land, water, and uses within the unincorporated area of Loudoun County, Virginia

1.02.K

Any commercially or industrially zoned property within the Route 28 Transportation Improvement District (Route 28 Tax District) that, as of the effective date of this Zoning Ordinance, is administered under the Loudoun County Zoning Ordinance as it existed on the date the Route 28 Tax District was established (commonly referred to as the 1972 Zoning Ordinance) will continue to be administered under the 1972 Zoning Ordinance pursuant to its current zoning district classification

1.02.N1 standards

single-family detached dwelling or single-family attached dwelling condominium development is subject to the District Dimensional Standards specified for the zoning district in which the condominium development is located as if lot lines existed or as if each condominium ownership unit was located on its own lot

1.03.01.B1 standards

The Board of Supervisors may deem a nonconforming use, structure, or lot to be in compliance with the requirements of the Zoning Ordinance through approval of a Special Exception pursuant to Section 10.11.01.

1.03.01.D1 standards

A nonconforming use that is abandoned or discontinued for a period of 12 consecutive months must not be resumed, and any subsequent use must conform to the regulations of the zoning district in which it is located.

Nonconforming residential structures may expand up to 50% of the existing square footage at the time the residential use became nonconforming, provided the setbacks that applied at the time the residential use became nonconforming are maintained.

A nonconforming structure cannot be moved, in whole or in part, to any other location on or off the property unless every portion of such structure and its use is brought into conformity with all requirements of the Zoning Ordinance and the Codified Ordinances of Loudoun County.

For the purposes of this Section 1.03, a sign is abandoned if the business for which the sign was installed has not been in operation for a minimum of 24 months.

Nonconforming lots may be used for any use permitted in the zoning district in which the lot is located, provided: The only nonconformity is to the lot requirements; and The minimum lot size for the use provided in Chapter 4 does not exceed the minimum lot size of the zoning district.
