How to read this overview
Districts, not acres. Every share here is a share of this jurisdiction’s 57 zoning districts. The National Zoning Atlas measures land area instead, because it maps district boundaries; zoneoptics reads ordinance text. One downtown district may cover far less ground than one rural district, so “half the districts allow apartments” is not “half the land allows apartments.”
“Not stated” is not “prohibited.” Where an ordinance never addresses a housing type for a district, it is counted as not stated and hatched. Folding those into either column would invent a rule the code does not contain.
