15.04.305.0108 standards

A building form with a chamfered corner is allowed on a corner lot if a corner entry is provided. Entire BTL shall be defined by a building or a 24" to 42" high fence or stucco or masonry wall. Fencing and/or gates shall be set behind max. front setback.

Buildings wider than 150' shall be designed to read as a series of buildings no wider than 100' each. 35' max. within 50' of a T4N or Residential District.

15.04.403.040 (Carriage House)4 standards

Only allowed on lots/design sites where the principal structure has a residential use and is one of the following Building Types: Detached House, Cottage, Duplex, Rowhouse, or Multi-Plex: Small.

Main Entrance Location: Front. Required street setbacks and driveways shall not be included in the open space area calculation. Required open space must be located behind the main body of the building type.

Only one accessory structure is allowed per lot/design site. More than 1 Cottage per lot/design site is allowed when built as an Accessory Dwelling Unit.

The rearmost building may contain up to 2 units, for a total of 10 units max.

15.04.403.080 (Duplex)4 standards

Each unit shall have an individual entry facing the street on or no more than 10' behind the front facade. On corner lots, each unit shall front a different street.

15.04.403.090 (Rowhouse)6 standards

This Building Type is a small- to medium-sized structure consisting of 3-8 rowhouses placed side-by-side and sharing common party walls.

15.04.403.100 (Multi-Plex: Small)3 standards

The footprint area of an accessory structure may not exceed the footprint area of the main body.

15.04.403.110 (Multi-Plex: Large)5 standards

The footprint area of an accessory structure may not exceed the footprint area of the main body. Units located in the main body shall be accessed by a common entry along the front.

15.04.403.120 (Stacked Flats)3 standards

No accessory structures are allowed. Buildings ≥ 75' wide shall apply Bay Window(s) on front and/or side street facade.

15.04.403.130 (Courtyard Building: Small)7 standards

No accessory structures are allowed. At least two courtyard edges shall be defined by a building. Courtyard edges not defined by a building should be defined by a 6' stucco or masonry wall.

No accessory structures are allowed. At least two courtyard edges shall be defined by a building. Courtyard edges not defined by a building should be defined by a 6' stucco or masonry wall.
