  • Administrative special uses

    The following uses may be allowed by the director by administrative review: restaurants, outdoor dining on private property, live theater, outdoor markets, neighborhood outdoor garden center (max 10,000 sq ft), valet parking.

  • Up to eight auxiliary dwelling units are permitted and shall be categorized as nonresidential for the purpose of applying the area and bulk regulations of this zone.

  • Retail focus area first floor uses

    Within the retail focus area, uses occupying first floor space of a building shall be limited to retail shopping establishment, restaurant, recreation and entertainment use (indoor), personal service establishment (max 30 ft frontage), arts and crafts studios, office or residential in existing building with first floor at least 40 inches above grade, private school commercial (max 30 ft frontage), day care center (max 30 ft frontage).

    Outdoor food and crafts markets shall have no parking requirement.

The Mount Vernon Avenue Urban Overlay Zone is intended to supplement traditional zoning for certain properties on Mount Vernon Avenue in order to achieve a mixed use, pedestrian oriented community.
