Design

The crawlspace of buildings shall be enclosed.

All building elevations visible from the street shall provide doors, porches, balconies, and/or windows. A minimum of 60 percent of front elevations, and a minimum of 30 percent of side and rear building elevations, as applicable, shall meet this standard.

The development authorized within this district is regulated by a comprehensive development and management plan proposed by the developer and where conventional zoning lot restrictions are waived in favor of the detailed site plan.

Residential building walls shall be wood clapboard, wood shingle, wood drop siding, wood board and batten, cementitious fiber board, brick, stone, stucco, vinyl siding or materials similar in appearance and durability. Accessory buildings >150 sq ft shall be clad in similar materials.

Road shall have a minimum of 50-foot right-of-way.
- Roof pitch
Main roofs on residential buildings shall be symmetrical gables or hips with a pitch no less than 5:12. Monopitch (shed) roofs allowed only if attached, no less than 5:12.
