Lighting

  • Exterior lighting requirement

    Exterior lighting shall be full cutoff or fully shielded.

  • Noise curfew

    No use shall produce noise that is audible beyond the property line between the hours of 10:00 p.m. and 7:00 a.m., except as provided in this ordinance.

  • Curb cuts shall be prohibited along the frontage of townhouse and commercial buildings, except as provided in this ordinance.

  • Dust and air pollution prohibition

    No use shall produce dust or air pollution that is detectable beyond the property line.

    Loading areas in the MXB-HT subdistrict shall be located in the rear yard and shall be screened from view from public streets and adjacent properties.

    Rooftop equipment shall be screened by parapets, screens, or other architectural features.

  • Solid waste screening

    Solid waste storage areas shall be screened from view from public streets and adjacent properties.

  • Vibration prohibition

    No use shall produce vibration that is detectable beyond the property line.

  • Wireless telecommunications screening

    Wireless telecommunications facilities shall be designed and sited to minimize visual impacts and shall be screened from view where feasible.

From the ordinance

The maximum density for residential uses in the MXB-HT subdistrict shall be 20 dwelling units per acre. The maximum floor area ratio (FAR) for nonresidential uses in the MXB-HT subdistrict shall be 1.0. At least 10 percent of the gross area of any development in the MXB-HT subdistrict shall be devoted to open space.
