Design

  • Architectural requirements

    All building elevations visible from the street shall provide doors, porches, balconies, and/or windows. A minimum of 60 percent of front elevations, and a minimum of 30 percent of side and rear building elevations, as applicable, shall meet this standard. All front entrances shall be raised from the curb grade a minimum of 1½ feet.

  • Front: 10-25 feet; Sides: 10 feet; Rear: 25 feet; Minimum lot width: 50 feet; Accessory structure side/rear setback: 5 feet; Encroachments: Balconies, stoops, stairs, chimneys, open porches, bay windows and raised doorways are permitted to encroach into the front setback a maximum of 8 feet.

Other

  • Floodway restriction

    Land subject to flooding and land deemed to be topographically unsuitable shall not be platted for residential occupancy, nor for such other uses as may increase the danger of health, life, or property, or aggravate erosion or flood hazard.

  • Public water and sewer required

    The project area shall be located where public water and sewer systems are available or where a community water and sewer system can be developed as part of the project.

  • Street design requirements

    All roads to be built to VDOT specifications with a minimum two inches surface treated finish, the surface treated finish shall only be applied six months after the final trenched ditch compaction has been compacted at 95 percent; Road shall have a minimum of 50-foot right-of-way; Road shall have a minimum pavement width of 20 feet; Provisions shall be made for sidewalks and/or pedestrian walkways, bike and golf cart paths.

The primary land uses in this subdistrict are residential in scale and character, though some low intensity commercial are permitted. Permitted uses include single-family, two-family, multifamily, townhouses, civic/institutional, recreation, private schools, public utilities, municipal service, streets, restaurants, hotel/motel.
