General provisions
588 rules that bind every district rather than one — sign regulations, parking, floodplain and the rest of the code’s citywide chapters.
The regulations and restrictions in this ordinance shall apply to all buildings, structures, land and uses within the corporate limits of the City of Chesapeake. ... the following structures and uses shall be exempt from the regulations of this ordinance: traffic signalization equipment and traffic signs; fire hydrants; poles, wires, cables, conduits, vaults, laterals, pipes, mains, valves or any other similar structures or equipment...
No more than thirty (30) percent of the area of any lot in the PUD-C district shall be occupied by buildings or structures.
No more than fifty (50) percent of the area of any lot in the PUD-IP district shall be occupied by buildings or structures.
Lot coverage by all buildings shall not exceed thirty (30) percent of the net area of the site, exclusive of adjoining streets.
The maximum number of dwelling units in a PUD shall not exceed the thirty (30) dwelling units per acre.
The PUD-C district is created to permit the development of neighborhood, community, and regional shopping centers... Minimum 20% landscaped open space... Max lot coverage 30%...
The planned unit industrial park district (PUD-IP) is established to provide opportunities primarily for light industrial activities... Minimum 20% landscaped open space... Max lot coverage 50%...

Full cut-off lighting or equivalent/improved technology, as approved by the director of development and permits, or designee, shall be provided on all exterior lighting fixtures.
All extraction operations shall require a conditional use permit, unless specifically exempted under chapter 26, article VII of the city Code.
No structure shall be located within 500 feet of the lot line of any property zoned or used for residential purposes. Lot coverage of all structures shall not exceed 30%.
The nonagricultural outdoor sales facility is set back a minimum of 50 feet from the nearest edge of the sidewalk pavement or street pavement, and 100 feet from any adjoining lot zoned or used for residential purposes. Parking: 5 customer spaces plus employee.

No refueling or mechanical repair operations shall be allowed as part of the regular activities of a helistop. All functions shall be limited to the onloading and offloading of passengers.
No structure or area occupied by animals in a kennel, veterinary clinic or animal hospital shall be closer than 500 feet from the lot line of any property zoned or used for residential purposes. Where soundproofed and air conditioned, 200 feet.
Freestanding mobile homes in agricultural districts require a conditional use permit with lot area of at least 20 acres, setbacks of 200 ft from streets and 400 ft from other residential buildings.
Mobile home parks require min 10 acres, lots min 3,500 sqft (avg 4,500), setbacks 25 ft from exterior property line, 30 ft from public street ROW, 20 ft from curb, parking 2 spaces per unit plus guest, max lot coverage 50%, min open space 20%.
No sexually oriented business within 1,000 ft of school, day care, park, religious institution, residential district boundary, or another such business.
