General provisions

§ 4-217

This district is intended for apartment and condominium developments where three (3) or more dwelling units are located on the same lot with a maximum density of sixteen (16) dwelling units per acre in the suburban and urban overlay districts.

§ 4-218

This district is intended for high-rise apartment and condominium development where three (3) or more dwelling units are located on the same lot with a residential density not exceeding thirty (30) dwelling units per acre in the urban overlay districts on properties located one-half (½) mile or less from an interstate highway (Interstate 64, Interstate 264, and Interstate 464).

§ 4-219

These districts are established to provide development standards for small lots which were platted before the zoning district standards were developed. These classifications may only be applied to land which has already been platted into lots of less than 8,000 square feet and may not be applied to any other property.

This district is established primarily for development of professional and personal service businesses and for certain compatible operations, generally not involving the sale of merchandise at retail. It also provides for the establishment of certain institutions, including schools, churches, nursing homes, hospitals and other facilities...

The density of any residential development ... shall not exceed one (1) dwelling unit for every three (3) acres of land.

§ 5-4024 standards

the density of single-family residential development in the suburban overlay district shall not exceed four (4) dwelling units per acre of land.

§ 5-5024 standards

the density of single-family residential development in the urban overlay district shall not exceed seven (7) dwelling units per acre of land.

Use permit required for all developments involving one or more buildings more than thirty-five (35) feet in height, regardless of the density of the development except in the case of the MXD-U, mixed use urban district and South Norfolk business overlay district.

This district is intended for single-family development with a minimum lot size of 12,000 square feet in the urban and suburban overlay districts.

§ 6-10022 standards

Minimum lot size: 12,000 square feet. Minimum lot width: 85 feet. Minimum lot frontage: 68 feet. Front yard: 30 feet. Side yard: sum of two side yards not less than 25% of lot width, min each 10% but not less than 10 ft. Rear yard: 30 feet. Max lot coverage: 35%. Max height: 35 feet.

§ 6-1101, § 6-1102

This district is intended to allow some lots within a development to be less than 12,000 square feet in size, with a minimum lot size of 10,000 square feet, provided that the average lot size in the development is at least 12,000 square feet.

§ 6-11024 standards

Minimum lot sizes may vary to a minimum of 10,000 square feet, provided that no more than 25 percent of the lots in any single development are less than 12,000 square feet in lot area. Minimum lot width: 80 feet for lots less than 12,000 sq ft, 90 feet for others. Minimum lot frontage: 64 feet for 80-ft width, 72 feet for 90-ft width. Side yards: not less than 20% of lot width, min 6 feet.

This district is intended for single-family development with a minimum lot size of 10,000 square feet in the urban and suburban overlay districts.

§ 6-12022 standards

Minimum lot size: 10,000 square feet. Minimum lot width: 80 feet. Minimum lot frontage: 64 feet. Front yard: 25 feet. Side yard: sum of two side yards not less than 20% of lot width, min 6 feet. Rear yard: 25 feet. Max lot coverage: 35%. Max height: 35 feet.

§ 6-15026 standards

Minimum lot size: 1,500 square feet. Minimum lot width: interior lots 20 feet, end lots 35 feet. Minimum lot frontage: 80% of minimum lot width. Front yard: 25 feet (or 15 feet if alley). Side yard: end units 15 feet, interior units 0 or 10 feet. Rear yard: 15 feet. Max lot coverage: 50%. Max height: 35 feet.

§ 6-16025 standards

Minimum lot size: 15,000 square feet. Minimum lot width: 90 feet. Minimum lot frontage: 72 feet. Front yard: 25 feet from public streets, 15 feet from private streets. Side yard: 15 feet from other lot lines, with additional requirements for certain conditions. Rear yard: 25 feet. Max lot coverage: 35%. Max height: 35 feet.
