1General provisions
522 rules that bind every district rather than one — sign regulations, parking, floodplain and the rest of the code’s citywide chapters.
The maximum permitted floor area ratio is 0.25, except that the floor area ratio may be increased to an amount not to exceed 0.5 with a special use permit.
The UT zone is established to provide land areas in the city for utility and transportation uses.
The maximum permitted floor area ratio is 0.5.
The neighborhood retail zone is intended to revitalize Mount Vernon Avenue and the properties that abut Mount Vernon Avenue in Arlandria with a mix of uses, including pedestrian scale retail along the street, by allowing certain uses with standards and by imposing additional regulations designed to achieve a desirable, active urban environment which preserves the integrity of the adjacent residential neighborhoods.
Up to four auxiliary dwelling units are permitted and shall be categorized as nonresidential for the purpose of applying the area and bulk regulations of this zone.
Each single-unit dwelling shall be located on a lot with a minimum land area of 5,000 square feet.
The CC zone is intended to provide for small scale retail and service uses offering both automobile and pedestrian oriented shopping and services for those selected sites that need special treatment because they are adjacent to both major roads and residential development.
The maximum permitted height of a building is 50 feet.
The CSL zone is intended to provide for light service and industrial uses compatible in operations and character with nearby residential neighborhoods and properties.
The intent of the CRMU-L zone is to establish a zoning classification which permits developments that include a mixture of residential, commercial, cultural, and institutional uses...
The intent of the CRMU-X zone is to establish a zoning classification which permits developments that include a mixture of residential, commercial, cultural, and institutional uses...
Within any floodway area, no encroachments, including fill, new construction, substantial improvements, or other development shall be permitted unless it has been demonstrated...
Within any floodway area, no encroachments, including fill, new construction, substantial improvements, or other development shall be permitted unless it has been demonstrated through hydrologic and hydraulic analysis that the proposed encroachment will not result in any increase in flood levels.
Until a regulatory floodway is designated, no new construction, substantial improvements, or other development (including fill) shall be permitted within the areas of special flood hazard, designated as Zones A, AE, or AH on the FIRM, unless it is demonstrated that the cumulative effect of the proposed development, when combined with all other existing and anticipated development, will not increase the water surface elevation of the base flood more than 0.5-feet at any point within the City of Alexandria.
The Approximated Floodplain District shall be that floodplain area for which no detailed flood profiles or elevations are provided, but where a one percent annual chance floodplain boundary has been approximated. Such areas are shown as Zone A on the maps accompanying the FIS.
In this area no emergency service, medical service, or governmental records storage shall be allowed except by special exception using the variance process.
New construction and substantial improvements shall be built according to this ordinance and the VA USBC, and anchored to prevent flotation, collapse, or lateral movement of the structure.
The city is hereby divided into six height districts, as follows: No. 1-Old and Historic Alexandria Height District, No. 2-Parker-Gray Height District, No. 3-Potomac River Vicinity Height District, No. 4-Old Town North Height District, No. 5-King Street Metro Station Height District and No. 6-that portion of the city not included within the boundaries of the foregoing named height districts.
In all height districts, the allowable height of a building at any point shall not exceed twice the distance from the face of the building at that point to the centerline of the street facing such building.
